Every pool surface wears out eventually
The finish inside your pool, whether it is plaster, quartz or pebble, is what keeps water in the concrete shell and gives the pool its color and feel. In Miami, that finish works hard. Pools are open all year, the sun is strong, rain swings the water chemistry, and many pools run on salt. Over time, even a well-kept surface starts to wear.
Resurfacing removes the worn finish and applies a new one. It is a major project, so it is worth knowing the signs that it is due and the signs that a smaller fix may be enough. Here are seven signs your pool may need resurfacing, followed by what the process involves.
A note before we start: Blueviel works on concrete (gunite and shotcrete) pools with plaster, pebble, quartz and tile finishes.
1. The surface feels rough
A new finish feels smooth under your hands and feet. As it ages, the cement in the surface wears away and leaves the sand and aggregate exposed, so it starts to feel like sandpaper. Swimmers notice scraped toes, torn swimsuits and snagged pool covers. Algae also grips rough surfaces more easily, so a rough pool is often harder to keep clean.
2. Stains that will not come out
Some stains come from leaves, metals in the water or poor water balance, and they can often be treated. Others are deep in the finish. If stains come back after treatment, or if a stain removal attempt has already been made and the surface still looks blotchy, the finish may be at the end of its life. An acid wash can lighten some stains on a plaster surface, but it removes a thin layer of material each time, so it is not a long-term fix for a worn finish. Our guide to acid wash vs drain and clean explains the difference.
3. Etching, pitting and fading
Etching shows up as a dull, chalky or pitted surface. It is often caused by water that has been aggressive, meaning low pH, low alkalinity or low calcium, for long periods. Fading and blotchy color are also signs of a finish wearing thin. Once etching is widespread, it cannot be polished away.
4. Spalling, flaking or delamination
When patches of the finish start to flake off, lift or sound hollow when tapped, the bond between the finish and the shell has failed in those spots. This is called delamination or spalling. Small areas can sometimes be patched, but widespread delamination is one of the clearest signs a pool needs resurfacing.
5. Cracks in the finish
Fine surface cracks, sometimes called crazing or checking, are common in older plaster and are often cosmetic. Larger cracks, cracks that keep growing, or cracks with water loss nearby are different. They need to be looked at to see whether they are only in the finish or in the shell beneath it. If your pool is losing water, read our guide to pool leak detection before planning surface work.
6. The pool is losing water through the surface
A worn finish can let water seep into small cracks and around fittings, steps and the waterline. If leak detection points to several small leaks in the shell rather than one line or fitting, resurfacing may be the most reliable way to seal the pool again.
7. It has been a long time since the last resurfacing
Every finish has a lifespan, and that lifespan depends on the material, how it was applied and how well the water has been kept. Plaster generally wears out sooner than quartz, and pebble finishes generally last the longest. If the pool came with the house and nobody knows when it was last resurfaced, and it shows two or three of the signs above, it is probably time for an assessment.
Finish options for Miami pools
- Plaster. The classic white or tinted finish. Smooth and bright, and the most traditional choice.
- Quartz. Plaster blended with quartz aggregate for added durability and a wider range of colors.
- Pebble. Small smooth stones bound in cement. Very durable, with a natural textured feel and deep water color.
Each finish feels different underfoot and gives a different water color, so it helps to see samples in person. Our guide to pool resurfacing in Miami goes deeper on choosing a finish.
What the resurfacing process involves
A typical resurfacing project includes:
1. Assessment. The surface, tile, coping, fittings and equipment are inspected, and any cracks or leaks are checked first. 2. Draining. The pool is drained carefully. In South Florida, groundwater can push up on an empty pool, so draining should be planned by someone who understands the risk. See our pool draining service. 3. Surface preparation. The old finish is prepared so the new one can bond, often by chipping out loose material and roughening the surface. 4. Repairs. Cracks are addressed, and fittings may be replaced while the pool is empty. 5. Applying the new finish. 6. Refill and start-up. New finishes need careful water chemistry and brushing during the first weeks. Our pool start-up service covers that period.
Tile and coping replacement are often done at the same time, since the pool is already empty.
How to make a new finish last longer
A new surface is a big investment, and most of what decides how long it lasts happens after the pool is refilled:
- Follow the start-up plan. The first few weeks matter most. New plaster-based finishes release material into the water and need regular brushing and careful chemistry while they cure.
- Keep the water balanced every week. Aggressive water etches the surface, and scaling water leaves rough deposits. Steady pH, alkalinity and calcium protect the finish.
- Do not let the pool turn green. Heavy algae treatments and repeated shocking are hard on a surface. Weekly care prevents that.
- Brush regularly, especially steps, benches and shaded corners where algae starts.
- Watch salt pools closely. Salt systems tend to push pH up, which can lead to scale on the finish.
- Fix leaks early, so fresh fill water does not keep throwing the chemistry off.
Our pool maintenance service covers all of this on every weekly visit.
What resurfacing costs
Resurfacing is a significant project, and pricing depends on the pool's size, shape, current condition, the finish chosen, and any tile, coping or repair work included. We quote after an on-site inspection. Our 2026 resurfacing cost guide explains what drives the price and how to compare quotes.

Frequently asked questions
How do I know if my pool needs resurfacing?
Common signs are a rough surface, stains that return after treatment, etching or fading, flaking or hollow-sounding areas, growing cracks, water loss through the surface, and a finish that has simply reached the end of its life.
Can an acid wash fix a worn pool surface?
An acid wash can lighten some stains on plaster, but it removes a thin layer of the finish each time. It cannot rebuild a worn or flaking surface, so it is not a substitute for resurfacing.
What pool resurfacing finishes are available?
For concrete pools, the main options are plaster, quartz and pebble. Plaster is the classic smooth finish, quartz adds durability and color options, and pebble is generally the most durable with a textured feel.
What pool surfaces does Blueviel work on?
Blueviel works on concrete gunite and shotcrete pools with plaster, pebble, quartz and tile finishes.
