South Beach is where we're based. Around Flamingo Park, South of Fifth and the streets off Lincoln Road and Meridian Avenue, pools tend to be compact: courtyard pools behind restored Art Deco and Mediterranean Revival homes, plunge pools, and rooftop and podium decks on condo buildings. Small pools heat up fast and turn over less water, so chemistry can drift between visits; we test and balance every time and keep a close eye on filters.

The bay side brings larger residential pools. On the Venetian Islands (Belle Isle, Rivo Alto, Di Lido and San Marino) and on the Sunset Islands, waterfront homes often have spas, water features and automation, and their equipment pads sit in salt air off Biscayne Bay. Mid-Beach, along Pine Tree Drive, La Gorce, Nautilus and the Bayshore streets, mixes older single-family homes and newer builds, so we see everything from original plaster pools to new finishes.

On the ocean side, from the Collins Avenue residences to the hotel pools, wind and sand are part of every visit. Sand settles in the deep end and loads filters, and full sun on open decks burns off chlorine quickly. We vacuum, clean filters on schedule and check pumps, heaters and salt cells for corrosion.
