01 / What is included
Pool maintenance is the whole program that keeps a residential pool safe, clear and mechanically healthy all year. In Miami there is no off-season, so the work never really stops.
Every visit starts with a test. We measure sanitizer, pH, alkalinity and the other readings that matter for your surface, then adjust. Miami heat burns through chlorine quickly and afternoon storms dilute it, so a reading that was fine last week can be off today. Testing every visit is how small drifts get corrected before they become cloudy water or algae.
We skim the surface, empty skimmer and pump baskets, brush walls, steps and tile line, and vacuum the floor with tools suited to the finish. Brushing helps remove attached debris and reach areas that an automatic cleaner can miss. Water balance and appropriate cleaning work together to manage conditions that encourage algae and mineral deposits.
A filter that is clogged or channeling cannot clear water no matter how well it is balanced. We watch pressure and flow, and clean or backwash as conditions call for it. This is a condition-based task: it happens when the pool needs it, not on a fixed script.
On saltwater pools we look at the salt cell for scale and wear and check that salinity sits where your system expects it. Calcium buildup and the water balance can affect cell performance. Cleaning follows the manufacturer’s guidance when needed; unnecessary acid cleaning can shorten a cell’s life. Exposed control equipment also needs attention at coastal properties.
We listen to the pump, watch for leaks at unions and seals, check heater and automation behavior where you have them, and note anything that looks off. This is observation, not repair. If something needs work, we tell you what we found and why it matters.

03 / Maintenance or cleaning
Pool cleaning emphasizes removing debris from the water and surfaces: skimming, brushing, vacuuming and basket care. Pool maintenance emphasizes the ongoing coordination of those tasks with water chemistry, filtration, circulation and equipment condition. A pool can look clear without its water balance or circulation being right, so appearance alone is not a complete maintenance record.
The services overlap. Our residential pool cleaning programs already include water testing and equipment checks; cleaning is not necessarily a one-time or debris-only service. This program is written for single-family homes. Commercial properties and hotels operate under different requirements, such as logging, higher bather loads and inspection documentation, and are handled separately through our commercial and hotel pool maintenance programs.

Warm conditions support algae growth, while sunlight affects sanitizer levels. A reading taken earlier in the week may no longer describe the water after heavy use or changing weather. We test rather than assume last week's balance still holds. Stabilizer also needs attention: it helps protect chlorine from sunlight, but excessive levels can reduce chlorine’s effectiveness.
Afternoon storms add fresh water, dilute sanitizer, push pH and alkalinity around, and wash leaves, pollen and dirt in. We account for this in the balance and brush and filter accordingly. Heavy rain weeks can call for extra attention, and we note it in your report.
Near the water, salt-laden air accelerates corrosion on fittings, lids, clamps and motors. Our equipment checks look for early signs: pitting, rust, weeping seals and unusual noise. Catching them early gives you time to plan a repair rather than react to a failure.
From summer into fall, the pool deals with wind debris, power interruptions and heavy rainfall. Ask us about preparation before a named storm, safe access afterward, and whether extra cleanup is included in your plan. Once conditions are safe, follow-up care can include debris removal, testing, balancing and equipment observations. Stay away from flooded electrical equipment or damaged wiring. Any damage we find is documented for assessment and your approval; recovery depends on the pool’s condition.
